The reason for inviting technical supervision into the construction process is to ensure that the construction is carried out by the contractor in the highest possible quality so that the investor is maximally satisfied with the completed work in all respects. Among other things, in addition to the mentioned quality of the work performed, he also pays attention to the correctness of the choice of materials used and compliance with the technological construction procedures. It also monitors the time progress of individual works, so that the contractor is not late with the construction and that the set construction completion date is met. If there were defects during the construction by the contractor, he uncompromisingly insists on their consistent removal in order to ensure a defect-free final work.

We will ensure these activities of the technical supervision of the builder

  • consultancy during the tender procedure to determine the main construction contractor or subcontractor and setting the parameters of the tender procedure in cooperation with the investor
  • ensuring the handover of the construction site to the contractor or part of the construction to subcontractors
  • quality control of the work performed as needed (usually 1-2 times a week)
  • taking over the work of individual structures before covering them according to the progress of work on the construction site
  • representing the builder in negotiations with the designer, suppliers, or participants in the proceedings
  • handing over the construction site to the contractors and ensuring entry in the construction diaries
  • monitoring compliance with the terms of reference for the implementation of project documentation and the time schedule
  • supervision of compliance with the conditions set by the building permit
  • photo documentation of the building
  • participation in control days, or their organization and technical assistance in newly created situations on the construction site
  • checking the material and price legitimacy and submitted invoices, their compliance with the conditions specified in the contracts and the work actually performed
  • participation in handing over and taking over the building or part of it back to the builder
  • representation of the builder on the basis of a power of attorney during construction or approval procedures and cooperation during the final inspection of the building by the building authority
  • control of the removal of identified defects and unfinished business
  • participation in approval proceedings or when the building is put into use
